We serve areas within a 30 minute drive from our Whitehall, Ohio office.
Property Previews for homes outside of a 30 minute drive from our office are assessed a $50 Preview Fee due 48hrs prior to our appointment.
Properties outside of our service area are assessed an additional travel fee.
If your property location doesn't meet our service area requirements, we are happy to refer you to a Stager who can accommodate you.
Please call us as soon as you get the drywall installed. Waiting until the property is done is too late because we may not have time in our schedule. And if you need design support with lighting placement, color etc, this is a good time to call us as well. We are happy to provide a design consultation for you.
Pricing varies based on the scope of work. We are happy to preview the property to provide a no cost estimate.
Be sure the home is clean and any repair and construction work should be complete before our team arrives.
Should we arrive and the home is not stage ready, we will have to reschedule and a return fee is assessed.
If we are staging your occupied home we'll give you direction prior to our arrival.
We accept Credit or Debit Cards
We typically do not pro-rate.
The initial set-up fee is the most expensive because it includes: all labor charges, your initial set up, tax, first months inventory rental, travel charges (if applicable) and removal once the home goes in to contract.
If scheduled more than 10 days before installation day, once the agreement is signed, a 50% deposit is due. Full payment is due if install is scheduled within 10 days or under. The remainder of the upfront fee is due 48 hours prior to staging day installation for stagings scheduled over 10 days.
Due to a possibly full schedule, the many logistics needed to prepare for a staging installation and our personal schedules, it can sometimes be difficult to schedule a staging in under 10 days. However, on occasion we may be able to accommodate a short notice staging request. It is our professional policy to schedule 10-14 days out in order to properly plan a successful staging. Short notice stagings may incur a fee.
Here is an example of what a typical process could like when you call:
- Staging Preview requested on Monday
- Preview on Wednesday (its rare we can get there the day you call)
- Quote sent within 24 hours...so in this example Thursday
- Quote reviewed and accepted and deposit made on Friday. Typically clients take up to two days for this. But the longer you wait the chances of the spot you want getting snagged since we work first come first served.
- Staging will be scheduled on our next available day which could be up to 7 business days based on our availability. We do not work on weekends or after 5pm.
Due to the liability involved, we are unable to move any items left in the home. You will need to have those moved prior to our arrival.
Yes, we do use small nails. The fact is, Command Strips pull the paint and drywall so we opt not to use them for that reason.
We strive to remove the staging no later than 2 days prior to closing. Once your home goes into contract we ask that you or your agent immediately let us know an provide us with the closing date so we can plan the removal accordingly. Even if the closing is not for another 30-45 days, its best to give us enough notice so we can also work around your rental due date so that you do not incur another rental fee and we can get a removal date on the calendar right away.
We love you and know that you want to be a part of the process. However, it is preferred that only our team is at the property as they can work much more efficiently and creatively without distractions when it is just them. That said...no Agents, contractors or homeowners in while the team is working their magic please and thank you :-)
No. It's very important to that you trust our choices as the experienced professionals. We get that saying goodbye to your home is tough emotionally and you want to infuse your personal style in to the staging. Just know that we're really good at making homes look awesome for potential Buyers by focusing on what is most appealing to them. And there is liability should something get damaged should you wish you move anything.
The Listing Agent or Seller can leave a combination lockbox and provide us with the code. We also, do have SUPRA (electronic lockbox) access so we can access the property that was as well.
We ask that you let us know at least 10 days prior to your due date so we can plan accordingly in the event that we have to schedule to remove.
If you need to cancel, please let us know at least 2 business days before the install and we will be happy to reschedule.
If you need to cancel the staging all together, cancellations must be done within 48 hours of your signed agreement and payment. Because we begin working on your project within 24 hours after receiving your payment, cancellations made 48 hours after are subject to a $300 cancellation fee.
We bill on the 1st and the 15th for monthly rental payments. We provide a 3 day grace period for payments. If payment is not made within 3 days after the due date, a 10% late fee will apply to the rental payment. if payment is not made within 48 hours of the assessed late fee, we will schedule removal of our inventory.
We ask that photos not be scheduled the same day as the staging installation. This allows for any challenges that may arise on install day. Please allow 24 hours after staging to schedule your photos.

Great question! Here are the steps we take when we receive a staging request.
1) Preview the property. Although we offer package pricing we do still need to see the property to ensure it will fit in the package you are requesting.
2) Provide you a quote and invoice. It's all done electronically so no need to print and sign anything or mail in a check :-)
3) Once we receive your signed agreement and payment your staging install is confirmed on our calendar and we begin working on your project within 24 business hours. Note: Staging installs are first come first served.
4) On staging day we arrive with our team and complete the installation.
5) Once the home goes in to contract we ask that you let us know so that we can plan ahead for the de-staging. We know that the closing date could change but its helpful for us to have the destage date on our schedule in advance so that we can plan accordingly around our other projects.
